消息面上，上周有市场消息称，港铁未来10至12年在保养更新及多项新铁路工程等投资，或至少逾1600亿港元，若加上其他研究中的新线，投资总额可能高达2000亿港元。不过，近期土地招标成绩欠理想，预计相关收益需延后，现金收入恐未能应付庞大投资。消息指出，面对可能高达2000亿元高额开支，港铁近期正研究开源节流的方案，包括考虑发债融资、出售或抵押商场或其他物业，有可能以“组合拳”方式应付资金需求。
