发展局局长宁汉豪公布今季本财年第四季(2025年1月至3月)卖地计划,政府将招标出一幅东涌106B住宅地,总楼面3.7万平方米,提供745伙,并非今年卖地表上。她解释,考虑近日市场环境及市场意见,同区未来公营房屋未来几年陆续入伙,加上近月港铁(00066.HK) 成功售出同区地皮,认为目前是合适时间推该幅地。
她指,听到业界诉求,因此推出招标条件简单、规模较细,招标条款简单及无要求政府设施要求的用地,该用地正正符合市场期望。该用地曾经在2023年9月为用地招标,但后来流标。今次亦优化招标条款,基建设施由预计承载400伙、平均单位面积90平方米,检视后单位可增加至750伙,平均面积下调至50平方米。
另外,她指,市建局推出旺角山东街项目,提供约340伙,连同私人发展同重建项目预计有2个项目完成契约修订共提供约13伙。换言之,来自不同来源土地供应,料今季可提供1,100伙。
