发展局局长宁汉豪昨日公布今季本财年第四季卖地计划，世邦魏理仕香港估值及咨询服务部执行董事兼主管郑亥延表示，港铁(00066.HK) 于上月成功卖地，政府谨慎地将TCTL 55纳入今年1至3月的卖地时间表。随着第112区的东涌东港铁站预计于2029年启用，该地大约在同一时间可供居民入住。
由于定价水平低于预期，该地未能于2023年11月成功卖出。鉴于目前的市场气氛，投标价格不大可能大幅高于2023年。尽管定价较低，但预计东涌扩展后将发展成为规模较大的新市镇，预计人口达14.72万人，应会吸引不少竞标者入标。然而，由于政府预计期内仅将一住宅用地纳入卖地计划，政府的财务状况将面临更多的挑战。(sl/a)(港股报价延迟最少十五分钟。沽空资料截至 2025-01-07 16:25。)
