金吾财讯 | 内房股延续跌势，截至发稿，融创中国(01918)跌26.29%，融信中国(03301)跌14.64%，雅居乐集团(03383)跌9.09%，万科企业(02202)跌4.67%，龙湖集团(00960)跌2.43%。消息面上，摩根士丹利发表研究报告指，政策影响减弱，中国主要城市去年12月二手房价一如预期转弱，呈现波动性按月下跌，结果对上连续两个月的升势，考虑到放盘略为增加及季节性因素影响，目前预测今年首季内地住宅销售可能面临下行压力。该行认为，由于二手楼价更具竞争力，以及一手新盘因土地出让量减少而持续下滑，因此二手房销售表现会持续较一手房优胜。至于未来住房销售的复苏步伐能否持续，大摩相信仍要取决于已公布的政策如何快速协调和实施，以及当局可否为政策的推展提供充足资金，从而强化市场信心。
