【北京写字楼空置率微降，TMT行业是新租主力】金十数据1月9日讯，世邦魏理仕9日发布《2024年北京房地产市场回顾及2025年展望》显示，2024年北京办公楼市场搬迁交易持续增加，中关村、望京等科技中心去化表现位居前列。2024年第四季度，位于中关村与丽泽区域的两个新项目交付，新增办公面积12.9万平方米。北京全年新增供应总量19.2万平方米，同比降幅达74%，市场供应的扩充步伐显著放缓。上述《报告》显示，2024年第四季度新租交易面积总量环比下降13%。全年新租需求总面积同比减少5%，但搬迁交易持续增加，占全年新租面积的80%，占比再破历史纪录。从行业来看，TMT板块成为驱动新租需求的主力军，人工智能、大数据与平台互联网等关键赛道发挥支柱作用；金融行业紧随其后，受行业整合深入推进的影响，缩减面积现象持续，新租需求下降明显；专业服务需求稳列第三，律所、咨询类客户的升级搬迁动作不断。此外，以快消品、汽车及食品为主的消费品制造业的需求稳步提升，跻身前四大行业。
