消息面上，市场消息称，港铁未来10至12年在保养更新及多项新铁路工程等投资，或至少逾1600亿港元，若加上其他研究中的新线，投资总额可能高达2000亿港元。不过，近期土地招标成绩欠理想，预计相关收益需延后，现金收入恐未能应付庞大投资。有媒体报道称，港铁不排除以发债融资、出售或抵押商场或其他物业等方式应付资金需求。
华泰证券指出，港铁公司经常性利润来自铁路客运、免税店及车站小商店租赁、商场租赁等现金流稳健的收租业务，近十年盈利贡献约占45%。非经常性利润来自新建铁路沿线的房地产开发、投资物业的公允价值重估，盈利贡献约占55%。该行指出，香港经济前景不明朗及较高的利率抑制消费意愿，市场担心商场租金持续下跌、住宅销售难反转。但该行认为，港铁当前股价已充分反映基本面担忧。
