智通财经APP获悉，内房股全线反弹，截至发稿，远洋集团(03377)涨8.72%，报0.237港元；世茂集团(00813)涨8.24%，报0.92港元；融信中国(03301)涨7.55%，报0.285港元；万科企业(02202)涨5.8%，报5.11港元；越秀地产(00123)涨4.86%，报4.96港元。
消息面上，中国人民银行行长潘功胜在第18届亚洲金融论坛上表示，房地产市场的风险水平已大幅弱化，市场成交水平总体改善。潘功胜表示，2024年10月以来，中国30个大中城市商品房销售面积连续三个月环比增长、连续两个月同比增长。
西部证券指出，根据测算我国每年增量住房需求约为9.2亿平，预计2024年住宅销售面积为8.1亿平，已低于增量住房需求，2025年在低基数下有望看到销售增速的企稳。此外，随着近两年房价的调整和国债收益率的下行，我国租金回报率和无风险收益率已结束倒挂。租金回报率=无风险收益率+风险补偿+持有成本，从海外一线城市来看，多数城市风险补偿为正值。我国一线城市风险补偿仍为负值，但逐渐趋向于0，房价具备企稳的基础。
