智通财经APP获悉,内房股全线反弹,截至发稿,远洋集团(03377)涨8.72%,报0.237港元;世茂集团(00813)涨8.24%,报0.92港元;融信中国(03301)涨7.55%,报0.285港元;万科企业(02202)涨5.8%,报5.11港元;越秀地产(00123)涨4.86%,报4.96港元。
消息面上,中国人民银行行长潘功胜在第18届亚洲金融论坛上表示,房地产市场的风险水平已大幅弱化,市场成交水平总体改善。潘功胜表示,2024年10月以来,中国30个大中城市商品房销售面积连续三个月环比增长、连续两个月同比增长。
西部证券指出,根据测算我国每年增量住房需求约为9.2亿平,预计2024年住宅销售面积为8.1亿平,已低于增量住房需求,2025年在低基数下有望看到销售增速的企稳。此外,随着近两年房价的调整和国债收益率的下行,我国租金回报率和无风险收益率已结束倒挂。租金回报率=无风险收益率+风险补偿+持有成本,从海外一线城市来看,多数城市风险补偿为正值。我国一线城市风险补偿仍为负值,但逐渐趋向于0,房价具备企稳的基础。
