智通财经APP讯，中国金茂(00817)公布，于2025年1月13日，该公司的间接全资附属公司湖州东茂与湖州南太湖管委会就土地收储订立土地收储协议。根据土地收储协议，湖州东茂同意将该等地块交由湖州南太湖管委会收储，代价为人民币7.81亿元，以现金补偿。
据悉，该等地块包含4幅编号分别为TH-07-01-06A、08B、08E及09A的地块，总占地面积约为147,277平方米，位于中国湖州市滨湖东，该等地块目前规划用于开发住宅物业、零售商业以及批发市场用途。于本公告日期，该等地块仍未开发。
作为地方政府城市管理及优化土地使用效率工作的一部分，该等地块将根据土地收储协议进行收储。于2021年12月，该集团透过公开竞买程序投得该等地块，曾拟于该等地块开发住宅物业、零售商业以及批发市场，惟当时没有任何有关具体或实质开发计划或时间表。于本公告日期，基于各种因素，包括但不限于物业市场市况、住宅物业及零售商业的供求情况、估计开发成本及优化集团资源使用，该等地块仍未开发。因此，董事会认为湖州南太湖管委会收储该等地块不会对集团的营运管理产生任何重大不利影响。此外，经参考该等地块的经评估市场价值，认为补偿属公平合理。董事相信，土地收储有利于集团优化资源使用，长远而言有利于集团的未来发展。
