【中信证券：预计节后房地产市场会有所回暖】金十数据1月19日讯，中信证券研报称，根据国家统计局，2024年开发投资金额为10.03万亿元，同比下降10.6%；商品房销售金额和销售面积分别为9.68万亿元和9.74亿平方米，同比下降17.1%和12.9%，较2024年1-11月降幅收窄2.1和1.4个百分点。从2024年12月单月数据来看，销售金额和销售面积分别同比增长2.8%和0.4%。据贝壳等头部中介平台，75个数据可得的样本城市2025年1月前16日成交量环比2024年12月同期下降27%。房价方面，根据Realdata，2024年12月样本城市平均房价环比下降0.3%；根据冰山指数，2025年第一周北京、上海、广州、深圳边际挂牌价较上周分别变动0.10%、-0.17%、-0.08%、0.16%。当前房地产市场的下行有部分季节性因素，中信证券预计春节之后房地产市场会有所回暖。
