机管局周四(16日)公布经扩展的《机场城市发展蓝图》，同时将推出新发展品牌“Skytopia”。
团结香港基金副总裁兼公共政策研究院执行总监叶文祺表示，《机场城市发展蓝图》的项目布局具策略性，各项设施对准了不同旅客群体的潜在需要，包括机场空运旅客、港珠澳大桥内地跨境旅客、游艇跨境高端旅客和本地市民，将机场及口岸设施庞大人流及消费力变现，值得期待。
叶文祺认为，新提出的机场城市设施可谓香港维港市区的“缩影”，大致反映了其蓬勃的文娱活动和都市生活，有望令转机或商务客等访港时间有限的旅客，在不必长途跋涉下感受香港魅力和消费。另外，自动驾驶运输系统将改善机场城市与东涌本地社区的交通连接，能强化新设施对本地市民的吸引力，巩固机场城市人流的“基本盘”。
叶文祺提及，新世界发展(00017.HK) 旗下“11 SKIES”的出租率将会具指标性，从而影响市场对于蓝图的信心。此外，建设机场城市涉及庞大工程投资，估计会对局方或发展商带来一定资金压力。另一方面，艺廊、拍卖行和收藏群体等香港艺术圈目前主要集中在维港市区活动，要在机场城市形成新的生态和习惯，相信需要经过长时间细致经营才有实现的可能。(js/k)
