《大行》汇丰研究:港楼复苏需时 偏好新地(00016.HK)及嘉里建设(00683.HK)

汇丰研究发表报告指,按揭利率高企和完工量增加等不利因素将为今年香港房地产行业带来挑战。发展商可能会专注于去杠杆。本地地产股中偏好新地(00016.HK) 嘉里建设(00683.HK) ,各予“买入”评级,目标价分别116元及19元。
报告指,香港房地产行业仍然面临挑战。即使去年9月减息周期已开始,但按揭利率仍处于高位,且仍高于租金回报率。目前准买家可能没有足够的诱因入市,并倾向于租楼而非买楼。然而,在多项人才输入计划支持下,香港人口恢复净增长可能会提供未来机会。

汇丰研究指,由于收入增长前景改善,部分发展商的定位较佳。认为新地将可恢复盈利增长,原因是经常性租金收入增长及强劲的物业销售执行。而嘉里建设将受惠于香港及上海豪宅销售的盈利复苏。(ha/da)(港股报价延迟最少十五分钟。沽空资料截至 2025-01-24 12:25。)
