智通财经APP获悉，内房股今日显著分化，截至发稿，万科企业(02202)涨4.18%，报5.48港元；雅居乐集团(03383)涨1.64%，报0.62港元；融创中国(01918)跌5.03%，报1.51港元；融信中国(03301)跌1.92%，报0.255港元。
消息面上，万科A发布公告，旗下债券“21万科02”于1月22日支付利息。此外，碧桂园发布公告，称已满足复牌指引各项要求。东方证券指出，近期多家房企债务重组、重整投资取得新进展。面对25年更大的到期债务规模，境内债务重组或将提速，且重点继续从展期转向削债。
瑞银发布研报称，预测2024年内地房地产发展商盈利同比下跌27%，跌幅较2024年上半年的22%扩大，主要受到楼价于去年第三季下跌拖累。考虑到去年12月中旬起地产销售放缓，政策影响减弱，加上财报期(今年3月)之前盈利或被降级，目前瑞银对房企及物管商维持审慎看法，预测2025年楼价将再下跌10%，因此内房入账利润或仍未见底。
