金吾财讯 | 内房股止跌回稳，截至发稿，万科企业(02202)涨5.51%，雅居乐集团(03383)涨4.92%，富力地产(02777)涨4.17%，融创中国(01918)涨3.14%，龙湖集团(00960)涨2.27%。消息面上，中指研究院数据监测，2024年四季度，各梯队城市二手房价格累计跌幅均收窄，一线城市价格回稳明显，2024年，一线城市二手住宅价格累计下跌6.09%，9.26新政后，一线城市价格回稳明显，四季度二手房价格累计下跌0.33%，跌幅较三季度大幅收窄1.97个百分点，北京、上海和广州二手房价格环比跌幅均在0.1%-0.3%之间，房价跌幅较之前明显收窄；深圳11-12月房价呈连续上涨态势。开源证券表示，2024年9月以来，中央政策持续加码，一揽子宏观政策“大礼包”推出，将积极提振房地产市场。房地产政策调整积极且迅速，房价“止跌回稳”路径显现。预计一线城市的政策调整将对需求侧形成有力支撑，并逐步改善房价预期，进而辐射二三线城市从而逐步实现房价“止跌回稳”，带来房地产基本面改善，维持行业“看好”评级。
