智通财经APP获悉，据知情人士透露，布鲁克菲尔德资产管理即将达成一项交易，通过收购初创公司Divvy Homes，以约9.5亿美元的价格购买3,800套独栋房屋。知情人士称，大约65%的房屋位于亚特兰大、达拉斯和坦帕等市场。收购完成后，布鲁克菲尔德资产管理旗下的Maymont Homes将管理约2万套房产。知情人士还表示，这笔交易尚未敲定，仍有可能落空。
Divvy Homes是一家成立于2017年的美国“先租后买”房屋贷款平台。该公司与想要成为房主但无法获得融资的人合作，允许租房者选择他们有朝一日想要拥有的房子，支付小额首付，搬进去，然后按月付款。所有这一切都是为了让买家可以在几年内获得房屋的净值。在大约三年内，理想情况下，租房者将提高他们的信用评分，获得房屋净值，并有资格获得融资。
在之前，高房价和低利率使得这个Divvy Homes的业务模式对潜在买家很有吸引力。风险投资公司也喜欢这个想法。2021年，Divvy Homes在Tiger Global Management和Caffeinated Capital领投的新一轮融资中获得了20亿美元的估值。
然而，高利率使Divvy Homes的业务模式受到挑战，导致该公司的客户更加难以履行合同，同时也提高了该公司自身的资金成本。2023年8月，Divvy Homes在一篇博客文章中表示，该公司将暂停收购，并计划“一旦利率大幅下降”将重启收购。不久之后，该公司进行了一轮裁员。
