金吾财讯 | 内房股集体走强，截至发稿，碧桂园(02007)涨19.59%，万科企业(02202)涨8.08%，融创中国(01918)涨5%，雅居乐集团(03383)涨4.76%，富力地产(02777)涨5.47%。消息面上，1月17日，国家统计局发布数据显示，2024年12月份，70个大中城市中，一线城市商品住宅销售价格环比上涨，二三线城市环比总体降幅收窄；一二三线城市同比降幅均继续收窄。中原地产首席分析师张大伟分析认为：“从2024年9月末开始连续3个月楼市在一系列政策的影响下出现了明显的止跌企稳现象。各种政策从力度到节奏，如同给楼市注入了一针强心剂，极大地提振了市场信心。”中信建投表示，四季度销售金额转正，继续看好地产板块整体表现。本周中信房地产指数上升3.7%，沪深300上升2.1%，板块跑赢大盘。本周统计局公布2024年房地产基本情况。2024年全国商品房销售面积9.7亿平方米，同比下降12.9%；销售金额9.7亿元，同比下降17.1%；开发企业到位资金10.8亿元，同比17.0%；房地产开发投资10.0亿元，同比下降10.6%。受益于地产支持性政策持续出台，全国销售面积、销售金额、到位资金累计降幅自4月以来逐月收窄，其中四季度销售金额同比增长1.2%。该行认为虽然2025年商品房销售规模仍存下降压力，但是核心城市土拍与销售仍维持较高景气度，看好重点布局于高能级城市的房企及其物管公司。
