智通财经APP获悉，瑞银发表研究报告指，预期香港特区政府将于2月的财政预算案中，进一步放宽新资本投资者入境计划(CIES，俗称新投资移民计划)的住宅投资限制。
该行表示，若政府全面纳入住宅物业于新投资移民计划范畴，相信会有助刺激内地买家对于房地产投资的需求，因香港租金回报率达3.6%，明显高于内地一线城市低于2%。目前只有价值逾5000万港元的住宅物业，才合资格纳入有关计划。
该行指出，去年12月与千名香港居民交谈，发现香港居民对未来1至2年的置业情绪较1年前有所改善，上升5个百分点至23%，而且他们对楼价长远看法的悲观程度略有减少，虽然受访香港居民中，忧虑加息及不确定政治环境的数目减少，但更多人关注未来的房屋供应，而且更多本地人预期未来12个月会有一个稳定的就业环境，而从调查结果可见，香港楼市的基本需求仍然健康，维持今年香港楼价平稳的预测。
该行提及，根据调查，相对于内地买家，本地置业者更喜欢面积较大的单位及一手楼，而且他们对预售楼花的接受程度更高，对交通、附近环境及学校网络的关注度较低，而且对地区的偏好分布较平均，继续偏好太古地产(01972)、嘉里建设(00683)及恒基地产(00012)，对港铁(00066)及希慎(00014)持审慎看法。
