【2025年上海首拍 保利发展溢价超27%松江拿地】金十数据1月24日讯，1月24日，上海2025年首幅商品住宅用地出让交易完成，仅上海市松江区洞泾一幅地块挂牌出让。资料显示，本批次土拍出让的地块为松江区SJS30003单元01-18地块，于2024年年底公告，土地面积约6.9万平方米，起始价约16.04亿元。该地块规划用途为普通商品房，出让方式为挂牌。根据竞拍结果，4位竞买人经过51轮竞价，最终成交价为20.52亿元，成交楼面单价为29424.62元/平方米，溢价率27.93%。竞得人为上海保利城市发展有限公司。
