《港楼》启德沄璟获买家“一客两食”购四房海景楼 十大屋苑周末成交按周回落

多个新盘部署农历新年后推出市场,楼市处于季节性淡季。过去周末有个别新盘录得成交,二手方面,十大屋苑周末成交按周下降。有代理行预期,待节日因素淡化后,楼市将出现小阳春。
华润置地(海外)及保利置业(00119.HK) 合作发展的启德“沄璟”,于上周六再添两宗成交,两个单位均由同一组买家购入。成交单位分别为2座之19楼A室及B室,单位间隔均为四房双套连私人电梯大堂,两单位成交金额共逾1.68亿元,呎价介乎44,200至44,800元。
宏安地产(01243.HK) 旗下英皇道商住项目“101 KINGS ROAD”过去周六录得一宗成交,属两房连梗厨间隔,实用面积434平方呎,成交价1,187.3万元,呎价27,357元。

中原地产十大屋苑过去周末录得6宗成交,按周减少1宗或14.3%,零成交屋苑增至7个。中原地产亚太区副主席兼住宅部总裁陈永杰表示,距离农历新年尚有两天,楼市仍处季节性淡季,不少市民已收炉或外游,成交表现已算不错,相信农历年后睇楼活动陆续回复正常,交投将会逐步回升。
据美联物业分行统计,春节前周末十大屋苑录得约6宗买卖成交,按周回落约14.3%,7个屋苑“捧蛋”。以十五大屋苑计,同样录得6宗买卖,按周减少1宗。美联物业住宅部首席执行官布少明表示,新盘方面,多个新盘部署新春后出击,会冻结一定二手购买力。然而,美国月底议息,市场亦憧憬有望再次减息,相信农历新年后,节日因素淡化,楼市将出现小阳春,资金重投市场。(sl/k)(港股报价延迟最少十五分钟。沽空资料截至 2025-01-24 16:25。)
