金吾财讯 | 融创中国(01918)公告，北京泛海东风置业有限公司（“北京泛海”）作为债务人之一，应付中诚信托有限责任公司（“中诚信托”）作为债权人的一笔本金额为人民币68.322亿元的债务已于2023年9月到期（“中诚信托债务”）。近日，集团与中诚信托签署了债务重组协议，及中诚信托与中国中信金融资产管理股份有限公司（“中信金融资产”）就中诚信托债务达成了债权转让相关交易安排。
根据债务重组协议，中诚信托确认集团之前已支付的人民币16.35亿元用于清偿本金， 即中诚信托债务本金额自人民币68.322亿元降低至人民币51.972亿元。 此外，集团获得违约金的全部减免， 历史欠息降至人民币6.5亿元且重组后的融资成本自9.6%/年降低至6.5%/年，综合导致该笔债务自借款日起全周期融资成本降低至约4.12%/年。重组后的债务还款期限为4年，即最终还款期至2029年1月。
北京泛海为融创壹号院项目的开发主体，集团通过持有北京泛海100%股权拥有融创壹号院项目全部权益。
