智通财经APP讯，普拉达(01913)发布公告，于2025年1月28日，公司与Peschiera Immobiliare订立该协议，据此，公司购入及Peschiera Immobiliare出售该物业，代价为1260万欧元。
据悉，该物业是两幢位于Via Scalarini 8 Milan Italy的独立楼宇(分别为“楼宇一”及“楼宇二”)，楼宇一，现时用作办事处及陈列室，其中包括底层及地下室，总净面积为2417平方米;及楼宇二，现时用作办事处及实验室，其中包括底层及地下室另加底层以上3层，总净面积为1387平方米。
该物业现时根据现有租赁协议出租予集团。公司自2023年以来一直向Peschiera Immobiliare租赁楼宇一，而Marchesi于2018年至2023年期间向Peschiera Immobiliare租赁楼宇一及自2023年以来一直向Peschiera Immobiliare租赁楼宇二。
该物业邻近该等其他楼宇，便于与现有业务活动结合，实现营运效率和协同效应。此外，收购该物业为公司在空间利用及潜在用途变更方面提供了更大的灵活性。
同样值得注意的是，周边地区受到先前称为“Scalo di Porta Romana”的大型重建及发展项目所影响，而该项目计划(其中包括)开发2026年米兰-科尔蒂纳冬奥会的奥运村、兴建新的住宅及办公大楼以及一个兼顾环境影响与视觉冲击的公园。因此，该物业所处的区域将持续进行重大房地产开发，其特点是市场上可供出售的房地产物业将日益稀缺。
