【2025年房地产市场有望继续保持回升向好态势】金十数据1月29日讯,兴业银行首席经济学家鲁政委认为,展望2025年,随着高能级城市房屋库存加速去化,一线城市房地产市场有望率先实现止跌回稳。在房地产投资方面,在“严控增量、优化存量”要求下,房地产供给将与需求更加匹配。随着“白名单”扩围增效、城市更新和城中村改造加力实施,房企资金压力有望缓解,从而对2025年房地产投资形成有效支撑。德意志银行中国区首席经济学家熊奕认为,在经历了持续近四年的下行后,我国房地产止跌回稳的积极因素已在逐步累积。目前,个人住房贷款首付比例与利率都处于历史低位,房价偏高的问题已得到明显改善,这有助于居民住房刚需与改善性需求得到进一步释放。民生银行首席经济学家温彬认为,中央已经明确,将加力实施城中村和危旧房改造,充分释放刚性和改善性住房需求潜力等。随着政策效应的持续释放,2025年房地产市场去库存将进一步加快,实现止跌回稳。
