美国联储局日前宣布2025年第1次议息会议结果，美国联储局一如预期维持利率不变，联邦基金利率目标区间维持于4.25厘至4.5厘。具指标性的汇丰银行宣布最优惠利率维持于5.25%符市场预期，中银香港(02388.HK) 及渣打即时跟随，料其他银行将陆续跟随。
中原按揭董事总经理王美凤指出，去年本港银行已提速减P，故是次美息不变本港银行亦跟随维持最优惠利率P不变。预料首季本港按息维持现时主要为3.5厘，由于去年银行已加快减P令按息由4.125厘降至3.5厘，现水平已低于30年平均按息约4.09厘，供楼业主及置业人士已提早享有减息达0.625厘，减轻供楼负担。
王美凤指出，美国去年连续减息达1厘后，是次议息维持息率不变符预期，今年美息仍处回落周期，现时美息仍处偏高水平，预期年内美息仍会降至3厘多水平，届时港元拆息亦将会下跌，当拆息回落一定幅度，银行将再有机会减P。
王美凤表示，本港银行去年提速减P累达0.625厘后，今年P减幅尚余0.25厘，今年美国将继续减息而港P将会进一步下调0.25厘后完成减P周期，届时港按息将减至3.25%，港P完成减息周期后，接下来本港按息会否进一步回落将视乎拆息回落幅度。(ad/u)(港股报价延迟最少十五分钟。沽空资料截至 2025-02-03 16:25。)
