金吾财讯 | 内房股普集体下跌，融信中国(03301)跌5.45%，富力地产(02777)跌4.92%，龙湖集团(00960)跌4.89%，世茂集团(00813)跌4.76%，旭辉控股集团(00884)跌4.62%，越秀地产(00123)跌4.33%，华润置地(01109)跌4.25%，万科企业(02202)跌4.15%。克而瑞地产研究中心发表报告称，2025年1月，内房市场延续止跌回稳态势，叠加春节假期因素影响，整体保持低位运行。1月百强房企销售操盘金额2,276.1亿元(人民币，下同)，按年下降3.2%，按月下降49.6%，单月业绩规模保持在历史较低水平。期内，百强房企各梯队销售门槛变动分化。其中，首十大及首二十大大房企销售操盘金额门槛分别按年下降10.8%及13.4%，至64.6亿元及26.5亿元。首三十大及首五十大房企门槛分别按年提升4.8%及11.1%，至17.4亿元及10.7亿元。百强房企销售操盘金额门槛提升31.6%至4.9亿元。另外，中指研究院发布的最新报告显示，2024年，房地产行业共实现债券融资5653.1亿元，同比下降18.4%。2024年延续了下降态势，降幅较上年扩大。其中，信用债同比下降18.5%，海外债同比下降69.5%，ABS同比下降13.6%，海外债在低水平上继续下降，信用债成为融资绝对主力，ABS融资占比超三分之一。9月以来，在上年低基数影响下，债券融资总额单月同比连续回正，房企融资略有回暖，其可持续性有待观察。
