金吾财讯 | 内房股普集体下跌,融信中国(03301)跌5.45%,富力地产(02777)跌4.92%,龙湖集团(00960)跌4.89%,世茂集团(00813)跌4.76%,旭辉控股集团(00884)跌4.62%,越秀地产(00123)跌4.33%,华润置地(01109)跌4.25%,万科企业(02202)跌4.15%。克而瑞地产研究中心发表报告称,2025年1月,内房市场延续止跌回稳态势,叠加春节假期因素影响,整体保持低位运行。1月百强房企销售操盘金额2,276.1亿元(人民币,下同),按年下降3.2%,按月下降49.6%,单月业绩规模保持在历史较低水平。期内,百强房企各梯队销售门槛变动分化。其中,首十大及首二十大大房企销售操盘金额门槛分别按年下降10.8%及13.4%,至64.6亿元及26.5亿元。首三十大及首五十大房企门槛分别按年提升4.8%及11.1%,至17.4亿元及10.7亿元。百强房企销售操盘金额门槛提升31.6%至4.9亿元。另外,中指研究院发布的最新报告显示,2024年,房地产行业共实现债券融资5653.1亿元,同比下降18.4%。2024年延续了下降态势,降幅较上年扩大。其中,信用债同比下降18.5%,海外债同比下降69.5%,ABS同比下降13.6%,海外债在低水平上继续下降,信用债成为融资绝对主力,ABS融资占比超三分之一。9月以来,在上年低基数影响下,债券融资总额单月同比连续回正,房企融资略有回暖,其可持续性有待观察。
