智通财经APP获悉，内房股集体走弱，截至发稿，中梁控股(02772)跌5.56%，报0.102港元；越秀地产(00123)跌4.95%，报4.61港元；世茂集团(00813)跌4.76%，报0.8港元；雅居乐集团(03383)跌3.23%，报0.6港元；融创中国(01918)跌3.16%，报1.53港元。
消息面上，中指研究院数据显示，2025年1月，TOP100房企销售总额为2350.3亿元，同比下降16.5%。今年1月份逢春节假期，一定程度上影响了销售，致使1月份销售额同比出现下降，但相比2024年超30%的降幅有明显收窄。另据克尔瑞数据，1月，TOP100房企实现销售操盘金额2276.1亿元，同比降低3.2%，环比降低49.6%，单月业绩规模保持在历史较低水平。
克尔瑞指出，2月初因恰逢春节假期，预计市场将延续供需两淡，往年三四线城市的“返乡置业”也或将成色不足。不过考量到去年2月为春节月，基数较低，同比仍将延续正增态势。二手房成交或将延续震荡行情，短期内二手房价仍将保持稳定。东兴证券则表示，当前地产板块在供需两端都在迎来更加积极、持续的政策拉动，建议持续关注地产板块的投资机会。
