新世界发展(00017.HK) 旗下北角“皇都”今日(6日)开价。中原地产亚太区副主席兼住宅部总裁陈永杰表示,“皇都”折实平均实用呎价18,540元,较市场呎价折让约25%,势冰封港岛区二手市场。
陈永杰表示,“皇都”自推出市场已备受瞩目,受附近上班的专业人士、专才等租务需求支持,邻近的半新楼近月平均呎租约70至75元,部分呎租更高达100元,预计项目呎租可达80元,租金回报达5至6厘,料项目成投资客入市首选,料用家、投资客各占一半。而“皇都”为北角地标式物业,对内地客具吸引力,预料内地客占五成。
