金吾财讯 | 中指研究院最新数据显示,从网签情况显示,春节假期期间(1月28日至2月4日)28个代表城市新房日均成交面积较去年假期(2月10日至2月17日)增长8%。中指院认为,整体今年春节期间市场较为平稳,但假期市场仍处淡季行情。一线城市中,广州新房网签量较去年春节增长47%,北京较去年小幅增长5%;二线城市中,成都市场活跃度较高,同时由于基数较低,网签成交量较去年假期大幅增长,南京、南昌及武汉等城市增幅同样明显。展望后市,上海易居房地产研究院院长丁祖昱认为,考量到去年2月为春节月,基数较低,今年2月楼市成交按年仍将延续正增长态势,今年首季仍将延续“止跌回稳”的行情。中原地产首席分析师张大伟预计,3月至4月份市场有望出现“小阳春”。中指研究院指数研究部研究副总监李益峰表示,短期来看,随着春节假期结束,居民工作、购房置业逐渐进入正轨,预计春节后市场网签量将出现一定回升由于去年首季新房成交规模为近年较低水平,在低基数影响下,预计今年首季整体成交量按年或将保持平稳;二手房受部分小区价格逐渐调整到位及核心城市业主预期改善影响,成交量有望保持一定规模,价格跌幅有望继续收窄,但市场持续回稳仍需政策加力支持。
