美联集团(01200.HK) 主席黄建业表示，香港经济及楼市最坏时刻已经过去，预测今年住宅成交量可升至约7万宗，楼价跌幅将收窄，整体表现较过去几年平稳，主要受到经济发展、市民置业信心及财政预算案所推出的政策等所左右。
去年12月及今年1月市场交投回落，他认为今年小阳春会来临，但与往年不同，或延迟至3月才出现，主因是财政预算案即将发表，市场观望气氛浓厚。
他预期，发展商将持续专注于去库存，过去几年住宅物业跌幅达到三至四成，对比工业及商业物业下跌六至七成，表现较“硬净”，又指港人北上消费、内地人南下升学及财富管理已成为大趋势，香港融入大湾区势在必行，集团未来将加强发展资产管理、移民及教育升学业务。
黄建业建议政府在庞大财政赤字下应对投资移民政策拆墙松绑，放宽现时投资移民物业金额3,000万元以上的门槛，相信在经济较疲弱的时期不会助长炒风。他又提出当局重新实施新建物业于入伙才收取印花税的措施，以减轻买家首期负担。(gc/a)(港股报价延迟最少十五分钟。)
