标普全球指香港住宅房地产复苏前景的能见度减弱 料楼价今年可能下跌5%至7%

金吾财讯 | 评级机构标普全球评级发表报告指,市场猜测部分香地地产商面临信贷压力,而任何涉及大型发展商困境事件,都可能引发连锁反应,打击受评级实体的财务实力,增加债券持有人风险,又指香港住宅房地产复苏前景的能见度减弱,预期楼价今年可能下跌5%至7%。标普全球评级信用分析师Edward Chan指,一些未评级地产商的流动性缓冲看来很薄弱。为了补充流动性,一些公司向股东注入现金,或出售资产。然而,股东支持发展商的意愿可能会减弱,资产出售谈判可能会失败。在这种情况下,一些发展商的流动性状况欠佳,可能会演变成全面的财务困境。另一分析师WilsonLing认为,大型开发商的高调违约将打击市场信心,潜在置业者可能会推迟入市。在这种情况下,今年主要住宅销量将下降到该行基香预测2万伙的一半左右。报告指,香港住宅市场的稳定程度尚不够强劲。减息预期可能延后,置业者情绪似乎很脆弱,且市场面临供应过剩问题,如果再出现大型发展商违约,情况将变得不稳定。
