美联物业研究中心综合地政总署资料显示，1月份太古地产(01972.HK) 及中华汽车(00026.HK) 旗下柴湾海德园第一期1个项目获批预售楼花，涉及592伙，打破去年12月没有私宅获批的“闷局”。计及柴湾项目，目前已批出预售楼花同意书但尚未发售的私宅单位录15,472伙，按月回落约6.2%。
美联物业首席分析师刘嘉辉指出，目前货尾量仍然高企，今年1月底累积货尾量共录约23,121伙，较去年12月底升约6.7%。连同上述已批出预售楼花同意书但尚未发售的私人住宅单位，合计可随时推出市场的新盘单位量达3.86万伙，按月升约1.1%。(gc/u)(港股报价延迟最少十五分钟。沽空资料截至 2025-02-06 16:25。)
