摩根士丹利的研究报告指,内地主要城市的二手楼价在政策影响、季节性因素及供应减少下,在1月仍录得按月进一步下跌。连同在农历新年期间睇楼活动减少,将会对2月的住宅销售形成下行压力。
大摩指,维持对内房行业评级“与大市同步”(In Line),并认为持续的销售上升为支持行业表现的关键。该行继续建议投资者等待一个更佳的入市点,并累积住宅及消费的受惠者,如华润置地(01109.HK) 及华润万象生活(01209.HK) 。另外,相信如绿城中国(03900.HK) 及越秀地产(00123.HK) 等具防御性的国有地产商在其潜在较强的销售下,或也会跑赢大市。(vc/w)
