星展发表研报指，港府正将本港定位为国际高等教育中心，同时将政府资助院校的非本地学生收生名额增加一倍至40%。该行发现，专上院校的非本地学生数量在过去三个学年中显著增长，复合年均增长率高达16%。
星展提及，本港大学正在购买不同的商业及酒店物业，并将其改建成教育中心及学生宿舍，以支持因非本地学生入学人数增加而引发的扩张。随着学生房屋市场的蓬勃发展，越来越多投资者将现有的酒店及住宅物业改造成学生宿舍。至于海外学生的涌入亦刺激消费必需品需求，使基本产业受惠并支持社区购物中心的发展。
星展表示，偏好香港置地及领展房产基金(00823.HK) 。当中，领展的估值颇具吸引力，其盈利表现强劲，主要受惠于强大的社区购物中心影响力，而潜在的REIT Connect则可作为额外的催化剂。该行将领展目标价定于41元，给予“买入”评级。(js/k)
