嘉里建设(00683.HK) 旗下元朗南“朗天峰”公布首张价单120伙,折实入场价约264.87万,实用呎价仅8898元起。中原地产亚太区副主席兼住宅部总裁陈永杰表示,嘉里品牌向来以发展豪宅为主,是次豪宅品牌及质素放在刚需盘,200余万元入场,实在有惊喜。首批属于起动价,一定沽清。相信加推时加价3%至5%,市场亦能承受。
陈永杰预计,朗天峰买家用家占比约七成。另外,元朗中小型单位收租回报佳,尤其是学生、教职员、机场人员等租务需求带动,区内租盘十分渴市。估计朗天峰买家约有三成属投资者,预计入伙后呎租约40元,租金回报可达5厘水平。
