嘉里建设(00683.HK) 旗下元朗南“朗天峰”公布首张价单，并涉及120伙，项目折实平均呎价约10,658元。美联物业住宅部首席执行官布少明表示，朗天峰位处元朗市中心地段，物业质素佳及配套完善，加上具一定规模，故首批单位订价相当克制及具吸引力，料有加价加推空间。而首批单位折实平均呎价虽较去年10月同区的新盘为高，但仍较同区余货盘有两至三成折让，相信将备受买家垂青。由于项目潜力优厚，故料投资客比例约达3成，而项目落成后租金回报将逾5厘水平。
布少明表示，朗天峰有望成为今年新界西北区首个开售的全新大型楼盘，订价亦参考同区新盘及楼价，并较同区余货盘有约两至三成折让。项目位处元朗市中心，地理位置佳，提供豪宅级交楼标准及酒店级管理，加上单位楼式特高，屋苑会所配套完善，项目更提供不少备受市场欢迎的细单位，而且一房及两房户型均配备家具套餐，迎合上车及投资客需求，故预计项目落成后呎租可近50元水平，租金回报率逾5厘。估计客源方面，年轻客料占约八成。(sl/da)(港股报价延迟最少十五分钟。沽空资料截至 2025-02-12 16:25。)
