开源证券发布研报称，绿城中国于2025年2月3日发布盈利警告，预计公司2024年归母净利润同比下降50%以内，即不低于15.59亿元，主要原因是在房地产市场下行背景下，公司主动加大长库存去化力度，加快库存结构调整，导致2024年度计提的资产减值损失增加所致，剔除减值因素后，归母净利润预计同比增长。
该行表示，绿城中国销售保持稳健，拿地强度维持高位，自投代建业务齐头并进，土储充裕结构优质。受地产行业销售下行影响，公司资产减值损失增加，该行下调盈利预测，预计2024-2026年公司归母净利润为24.72、33.25、45.41亿元(原值为36.54、43.97、50.70亿元)。看好公司低毛利项目结转完成后盈利修复。
