金吾财讯 | 香港地产股集体受压,新世界发展(00017)跌4.87%,长实集团(01113)跌1.69%,恒隆地产(00101)跌1.45%,九龙仓集团(00004)跌1.43%,恒隆地产(00101)跌1.29%,新鸿基地产(00016)跌1%。富瑞发表报告指,重新检视了香港规模较小的地产商之财务状况,在11个之中,有8个在该行的指标下被列为相对高风险,料会见到地产商加快卖产或融资。该行指,高风险地产商的总债务达1,250亿元,相当于新世界的未偿还银行贷款,对高风险小型股和新世界发展的总曝险按年基本保持稳定,其中小型股的风险增加被新世界的债务减少所抵销。该行认为,新世界违约的风险为低,但不代表港银在商业地产方面为安全,新世界加上债务比率高的上市小型地产商占总商业地产贷款16%。连同部分专业物业投资者,该行认为至少20%至30%的香港商业地产贷款理应被考虑成“面临降级风险”。该行指,对于大型地产商而言,风险主要由较弱地产商加快卖产之下,资产价值的下行压力。随早期以折扣预售的项目开始反映到盈利中,地产商今年可能会感受到比去年更大利润压力。
