东涌扩展区106B区临海住宅用地今日(14日)中午截标，现场接获4份标书，当中信置(00083.HK) 及嘉华国际(00173.HK) 独资入标。
高力香港研究部主管及零售顾问咨询李婉茵表示，是次投标气氛较最近所推出的地皮仍偏向淡静，即使港府就项目增加约80%住宅供应伙数，是次推出的地皮仍牵涉大量技术评估，再加上土地位于北大屿山滨海区指定地区，鉴于其地质复杂性，发展商需额外成本以进行岩土工程勘探，大大增加发展成本及风险。
李婉茵补充，在现时住宅供应库存压力、息口及经济的不确定性下，发展商在新的土地投资取态仍然趋向保守。土地实际价格仍有待公布，惟考虑到住宅整体库存量、息口以及经济前景仍不明朗情况下，相信各发展商投标价格同样偏向保守。(js/u)
