瑞银发表报告指出,市传中央正准备方案冀助万科(02202.HK) 填补约500亿元人民币的资金缺口,当中200亿元人民币为地方政府专项债券额度将用于购买万科未售房产和闲置土地。
该行认为,如消息属实,500亿元人民币将足以让万科分别偿还在今明两年到期的360亿及120亿元人民币的公开债券。但该行对此持审慎看法,因执行上及政府有条件支持上具不确定性。收购万科库存和闲置土地的消息已宣布一段时间,惟进展缓慢,主要由于定价分歧及收购方(地方政府)忧虑国有资产流失,而非缺乏资本/债券额度的问题。
