智通财经APP获悉，内房股尾盘回落，截至发稿，融信中国(03301)跌13.89%，报0.31港元；富力地产(02777)跌6.99%，报1.33港元；融创中国(01918)跌7.39%，报1.88港元；新城发展(01030)跌2.15%，报1.82港元。
消息面上，近期，上市房企陆续发布2025年1月销售简报。相较去年同期，下降的情况较为普遍。根据中指研究院的统计，2025年1月，TOP100房企销售总额为2350.3亿元，同比下降16.5%。该机构指出，1月仅有5家房企的销售额超过百亿元，比去年同期减少两家。
中银国际认为，1-2月受到春节假期以及传统淡季的影响下，楼市成交数据如期走弱，2024年四季度以来的市场修复是否延续到了今年仍需要进一步验证。两会或是重要的基本面与政策观察时点。此前的市场修复行情能否得到巩固，一方面依赖于是否出现新一轮因城施策的房地产宽松政策，另一方面也取决于货币化旧改的推进进度。
