东涌扩展区106B区临海住宅用地已经截标。现场收到4份标书,当中信置(00083.HK) 及嘉华国际(00173.HK) 独资入标。
嘉华国际发展及租务部总监尹紫薇表示,地皮临海,因此可造性高,而且放宽伙数限制后可有更多发挥。至于本港楼市,她指是审慎乐观。
地皮涉及地盘面积约11.46万平方呎,指定作私人住宅用途,最高可建楼面40.11万平方呎,预计可兴建745伙。综合市场预测,该地皮每呎楼面地价由约1,250至2,000元,地皮估值由5亿至8亿元。
