美联物业沙田好运中心分行高级营业经理吴立辉( WINSON NG)表示,沙田富豪花园刚录得本月首宗成交,560实呎河景户以496.8万元易手,1999年货的长情业主是次转手物业升值逾1倍。
吴立辉表示,刚成交的富豪花园为帝皇阁一个中层H室单位,实用面积560平方呎,属三房间隔,望河景,属屋苑内的优质放盘。原业主单位开价约530万元,虽然买家钟情单位景观,但见市况及近期楼市表现,故买家曾还价450万元,而原业主惜售,议价约2周后终拍板以约498.6万元成交,折合实用呎价约8,871元。
原业主于1999年7月以约235万元购入上述物业,是次转手帐面获利约261.8万元,物业升值约111%。
