智通财经APP获悉,美银证券发布研报称,近期部分香港开发商面临流动资金紧张问题,引发市场关注违约对行业的影响。该行基本预期香港主要开发商未来两年违约可能性不大,即便违约,对住宅市场情绪影响可控,但银行融资或收紧,投资物业估值可能同样受压,且预计在即将公布的财政预算案中,政府针对房地产的政策将相对较少。
该行看好太古地产(01972)及领展房产基金(00823),认为它们具有可持续的高股息率,又看好香港置地,相信该公司正有计划地释放价值。
该行又预计长实(01113)及长和(00001)的去年派息将会下降11%及10%,而新世界发展(00017)的流动性问题同样受市场关注。另外,该行将希慎兴业(00014)2024至26财年的每股盈测下调4%至上调1%。
