瑞银发表研究报告，指希慎(00014.HK) 去年基本溢利按年升11%至15.38亿元，符合预期，主要受惠于零售租赁收入按年升9.5%、奢侈品旗舰店扩张以及资产提升工程后正面的续租租金。公司派息同样维持不变，全年每股派息持平于1.08元，管理层强调目标维持稳定的派息政策。
该行亦提到，公司的净负债由去年上半年的48%升至50%，而短期融资方面，将有87亿元及22亿元的债务分别在今明两年到期，应可被现金资源190亿元所覆盖。该行对希慎目标价11元，评级“中性”。
瑞银指出，希慎的香港写字楼收入去年下半年按年跌1.5%，按半年持平，主要因为对甲级写字楼的需求持续疲软，公司亦称续租租金跌幅有所收窄，公司写字楼组合的出租率由去年6月底的89%微升至去年12月底的90%。(vc/da)(港股报价延迟最少十五分钟。沽空资料截至 2025-02-18 16:25。)
