由恒地(00012.HK) 发展的长沙湾Belgravia Place第2期今日推出首张价单。中原地产九龙董事刘瑛琳表示，首批推售的50伙，订价较同系去年2月时首批均价略低，亦比区内其他一手货尾低近1成，加上折实入场费由约408万元起，属同区新盘近1年新低，料可吸引大批上车客进驻。
另一方面，区内租金持续上扬，回报率亦稳步向上，区内新晋屋苑租市一向有价有市，平均实用呎租普遍48-58元，部分更可高逾60元，甚至71元，回报可逾3厘，料Belgravia Place第2期亦可吸引投资收租客入市，承接项目第1期旺势，续成新一代“收租王”。预计新财案效应下，今年首季一手成交畅旺。(sl/u)(港股报价延迟最少十五分钟。沽空资料截至 2025-02-21 12:25。)
