智通财经APP获悉，摩根大通发布研报称，香港房地产行业首选领展房产基金(00823)、太古地产(01972)、信和置业(00083)，避开九龙仓置业(01997)。该行预计未来六周大部分香港房地产公司盈利同比下跌，因物业发展利润缩减、租金收入下降等，减值是部分发展商下行风险。
小摩称，大多数香港房地产公司及综合企业将于未来六周公布业绩，预计大部分公司的盈利会同比下跌，原因包括物业发展利润缩减;及租金收入下降，特别是写字楼及奢侈品零售。减值亦会是新鸿基地产(00016)、长实集团(01113)及恒基地产(00012)等发展商的下行风险。
至于派息方面，该行对信和、太古地产等最有确定性。与此同时，长和(00001)、长实、九龙仓的每股盈利若逊于预期，则可能面对下跌风险。至于恒基地产，该行基准预测是稳定的每股派息，但亦看到下行风险。
整体而言，业绩可能平平无奇，但有关资本循环的指引(如置地、太古及领展)可能是亮点，同时亦会留意内地奢侈品零售销售在第二季可能出现的改善(与恒隆地产有关)。
