智通财经APP讯，2月21日，新世界发展(00017)发布业绩预告，预计2025财年中期可能取得持续经营业务核心经营溢利在43.5亿至45.5亿港元之间，已排除非经常性损益。
与2024财年上半年相比，新世界发展盈利受其他非经常性损益因素影响，包括减值拨备、固定利率债券赎回收益下降、一次性收益消失等。
业内人士指出，市场预期减弱下，港资开发商需对投资及开发物业进行减值拨备，是会计准则中的风险管理手段，体现房企审慎性原则。计提资产减值等不意味公司生产经营重大变化或直接影响。
同日，新世界发展旗下香港北角皇都项目单日沽出5伙，套现近6300万港元。
项目本周累计成交238伙，整体去化率达93%，共录得261宗成交，套现近30亿港元，平均尺价约2.25万港元。
