Polaris Holdings (TYO:3010) signed a memorandum of understanding with Misawa Homes for long-term lease agreements on two new hotels in Sumida-ku, Tokyo, according to a Friday filing on the Tokyo Stock Exchange.

The properties, located in Oshiage and Azumabashi near Tokyo Skytree, will operate under the "KOKO HOTEL Residence" brand.

The Oshiage hotel is scheduled to open in mid-2026 with 25 rooms, while the Honjo-Azumabashi site will follow in early 2028 with 45 rooms.

Polaris aims to strengthen its earnings structure through a mix of fixed and variable rents while expanding its portfolio, which is expected to reach 15,442 rooms across 102 hotels once these additions are operational.
