嘉里建设(00683.HK) 旗下元朗十八乡路39号住宅项目“朗天峰”上周六(22日)首轮开售250伙。中原地产亚太区副主席兼住宅部总裁陈永杰表示,元朗朗天峰主打受市场欢迎的一、两房户,订价吸引,加上是嘉里优质品牌,吸引逾1.4万个认购,成今年新票王,预料首卖可“一Q清台”,相信发展商会乘胜追击,迅速加推应市。
他指,该行买家出席率达八成,当中香港人高占九成,属近期罕见。用家为主,占七至八成,大多属屯天元本区客;三成属投资客,料朗天峰呎租可达约50元水平,租金回报预计4.5厘至逾5厘,对投资者具吸引力。他表示,在A组大手时段,公司录得4至5组客人有意购入3伙,其中一组客人已斥资约1,251万元购入两伙两房及一伙一房单位。
他又指,在市况方面,自农历新年长假结束后,市场气氛转好,多个焦点新盘相继推出,开价克制,市场憧憬下周新一份财政预算案推出振兴经济措施,料带动楼市成交,加上客观环境向好,不少买家近日偷步入市。本月暂已录得7百多宗一手成交,已超上月,首两个月录约1,400宗成交,相较去年同期增长约1倍。现时楼市处于转角,向好形势较大,如稍后有更多利好消息及政策出现,楼市可望重拾升轨,预计3月一手成交可达2,500宗至3,000宗。(ca/da)(港股报价延迟最少十五分钟。沽空资料截至 2025-02-21 16:25。)
