嘉里建设(00683.HK) 旗下元朗十八乡路39号住宅项目“朗天峰”上周六(22日)首轮开售250伙。中原地产亚太区副主席兼住宅部总裁陈永杰表示，元朗朗天峰主打受市场欢迎的一、两房户，订价吸引，加上是嘉里优质品牌，吸引逾1.4万个认购，成今年新票王，预料首卖可“一Q清台”，相信发展商会乘胜追击，迅速加推应市。
他指，该行买家出席率达八成，当中香港人高占九成，属近期罕见。用家为主，占七至八成，大多属屯天元本区客；三成属投资客，料朗天峰呎租可达约50元水平，租金回报预计4.5厘至逾5厘，对投资者具吸引力。他表示，在A组大手时段，公司录得4至5组客人有意购入3伙，其中一组客人已斥资约1,251万元购入两伙两房及一伙一房单位。
他又指，在市况方面，自农历新年长假结束后，市场气氛转好，多个焦点新盘相继推出，开价克制，市场憧憬下周新一份财政预算案推出振兴经济措施，料带动楼市成交，加上客观环境向好，不少买家近日偷步入市。本月暂已录得7百多宗一手成交，已超上月，首两个月录约1,400宗成交，相较去年同期增长约1倍。现时楼市处于转角，向好形势较大，如稍后有更多利好消息及政策出现，楼市可望重拾升轨，预计3月一手成交可达2,500宗至3,000宗。(ca/da)(港股报价延迟最少十五分钟。沽空资料截至 2025-02-21 16:25。)
