高力:今年香港各类物业供应量高 阻碍楼价反弹

智通财经APP获悉,高力香港研究部主管及零售顾问咨询李婉茵指出,今年各类物业包括住宅及商业供应量高,阻碍楼价反弹,而住宅需求较理想,料楼价靠稳,但商厦租金再跌。

去年整体楼市表现一般,不论住宅、商厦等价格均出现下跌。李婉茵指出,楼市走势与供应量有密切关系,而住宅市场上有刚性需求,但今年价格未必反弹明显,主因供应量多,“一手住宅供应持续高企,预计新供应逾2万伙,已落成或施工中的单位数目逾10万个。按以往每年销售约1.6万伙计,消化需时,成楼价反弹最大阻力。”

她指,发展商持货多,个别更有资金压力,新盘开价策略定价会贴市价,甚至低市价并以优惠配合,令二手楼价有一定压力。

此外,她指利息亦是关键,尽管2024年已减息合共100个基点,但不确定因素包括2025年的息率走势仍然存在,主因美国新总统上场后,对华政策存不明朗因素。

住宅市场上,她认为近来市况亦有好转,气氛不错,住宅需求仍强,料目前楼价已接近见底,今年上半年住宅楼价靠稳。
