消息面上，据GPLP消息报道，近日，安踏体育以2.99亿元拍下上海南京路步行街核心地段“阳光商厦”。据悉，该栋建筑面积7252.43平方米的独栋物业，楼面价约4.1万元/平方米，年租金收入超3000万元，租金回报率超10%，被业内视为一笔“划算买卖”。交易完成后，安踏将旗下品牌原需支付的租金成本转化为自有资产增值，同时锁定南京路日均近200万人次的客流量，为品牌曝光和高端化战略提供核心流量入口。
值得注意的是，安踏近年来频繁布局重资产。2024年12月，其以9.8亿元竞得厦门10万平方米地块，计划斥资40亿元建设新运营中心；未来5年还计划开设1000家奥运主题店，单店面积超500平方米。这一系列动作显示，安踏正通过控制核心商圈物业和自建渠道，强化品牌壁垒并降低长期运营成本。
