高盛:预计今年楼价升半成 写字楼租金续跌半成 调整香港综合企业及地产股目标价(表)

智通财经APP获悉,高盛发布研报称,维持今年香港楼价回升5%预测,并下调写字楼租金预测,由原先料回升2%降至再跌5%,并指同意市场观点指住宅会是首个板块见底,惟对香港零售市场看法相对较不负面,料每月销售走势会回稳,在未来数月转录同比增长。该行将其覆盖的公司2024至2026财年的每股盈利预测调整,由降8%至升23%不等,以及调整目标价,由降13%至升11%不等。

该行同时事先检视了香港地产股的2024财年业绩,认为值得留意恒基地产(00012)、嘉里建设(00683)以及港铁公司(00066)或有可能减派息或调整其股息政策。该行依然偏好具派息可持续性公司(如太古、九置),受强劲资产负债表或自由现金流支撑;能受惠香港楼市及香港/内地零售销售潜在回稳的公司(如新地、领展、恒隆地产);以及以及具并购或重组的潜力企业(如长和)。
